Map demand before assessing the supplier
List the properties by location and identify typical repair volumes, occupancy arrangements and access windows. Separate locations needing occasional planned work from those generating frequent resident appointments. A single nationwide label hides those differences.
Ask suppliers to identify areas served by their own teams, areas served through partners and locations requiring special travel arrangements. Neither model should be assumed superior; the question is whether responsibility and scheduling remain clear under the proposed arrangement.
Test travel and parts assumptions
Request an example appointment plan for a property outside the supplier's busiest service area. Ask what happens if the first visit identifies a component that is not carried. Compare the timing and charging basis for a return visit with the same situation at a centrally located property.
A low hourly rate may have limited value if every small repair attracts a long travel allowance or a separate appointment several days later. Conversely, grouping non-urgent jobs into a planned route may be sensible when the property's operating needs allow it.

Document which locations are approved for routine appointments, which require advance planning and which remain outside scope. Identify any different commercial terms explicitly. Do not extend a successful local trial to distant properties solely because the company has a UAE-wide website.
Review coverage when new sites are added or the contractor changes its team or subcontracting arrangements. A practical coverage map gives property coordinators an actionable booking rule and makes supplier performance easier to interpret than a broad promise of national availability.
