Match the deliverables to their purpose
List each required stage and output against every offer. Identify whether drawings are intended for discussion, pricing, submission or execution. Ask the bidder to explain any broad term such as complete design package. A collection of attractive images may not contain the dimensions or specifications a contractor needs.
Check survey responsibility and the treatment of existing information. If one consultant verifies the site and another relies on client-supplied drawings, show that difference. The client may deliberately retain survey work elsewhere, but the missing responsibility should not disappear from the comparison.
Compare revisions and coordination
Record included design revisions, meetings and stakeholder workshops. Ask what triggers an additional fee and how a change is approved. Distinguish correction of the consultant's own error from a new client instruction under the actual proposed terms, with the appropriate commercial review where needed.
Identify coordination with other designers, contractors and suppliers. A fee that excludes specialist interfaces is different from one that includes managing them. Ask who resolves a conflicting dimension or product substitution, and what support the client receives during contractor pricing and delivery.
Examine procurement and site support
List sample reviews, tender queries, quotation comparisons and site attendance separately. Confirm whether the consultant selects products only or also checks availability and procurement information. Do not assume that a recommended item has been reserved or priced for the project unless the scope establishes that service.
Review the handover format and any agreed rights or access needed to use the deliverables. Route contractual questions through the client's normal review. The useful comparison states what the project team can do with the package rather than assuming every file format or future reuse is included.
Present the evaluated appointment
Show the comparable fee with unresolved assumptions and responsibilities retained by the client. Explain any price premium through a specific deliverable or support need. Obtain the final written scope before award. This gives the project a defensible fee decision and a clear basis for reviewing progress, rather than a low price that later grows through tasks everyone assumed were included.
