Unclear ownership of the portfolio

Ask what the firm did on the projects it presents and who performed other services. A completed-space photograph does not establish responsibility for every design or delivery element. Request relevant examples and a reference for the actual service being proposed.

Identify the team that will work on your project. A senior person's appearance in a sales meeting should not be assumed to mean they will perform every stage. Ask how work is supervised and how continuity is maintained if a key team member becomes unavailable.

Drawings without a stated purpose

A proposal promising full drawings should explain their stage and intended use. Concept, pricing and execution information differ. Ask for a deliverable schedule and the treatment of unresolved dimensions or specialist inputs. A package that looks detailed can still be unsuitable for ordering custom items.

Be cautious when site information is accepted without acknowledging uncertainty. Confirm who surveys or verifies the relevant conditions. Do not let an old plan become a presumed measured record simply because it is convenient for the programme.

Selections detached from delivery

Ask who checks product identity, availability and relevant suitability. A design image may use an indicative item that is not part of a confirmed procurement offer. Clarify how alternatives are assessed and approved before a late substitution affects cost or appearance.

Review coordination with other professionals and contractors. A broad claim to handle everything needs a responsibility map. Specialist technical decisions should remain with competent reviewers, and client aesthetic approval should not be presented as universal project compliance.

Unlimited promises with unclear fees

Examine revisions, meetings, site visits and additional-service terms. An unlimited-support statement can be difficult to rely on if the proposal never defines the work. Obtain a clear scope and change process. The strongest offer makes its boundaries understandable and demonstrates a practical method for handling uncertainty, rather than promising a flawless fitout based on presentation quality alone.
