Reference questions for renovation contractors

In brief

Renovation references should reveal how a contractor works around existing conditions and occupants. Finished photographs cannot show the quality of coordination or change control.

What to do

  • Ask about dust protection, access, communication, and disruption during the job.
  • Discuss how hidden conditions affected price and programme.
  • Ask whether defects were corrected promptly after handover.

Ask about a concrete past event

With the reference’s agreement, keep a short record of the assignment discussed and the context of the answers. Ask what happened, how the provider responded, and what the buyer had to do. Separate first-hand experience from opinion about work the reference did not observe. Avoid asking for confidential commercial information that is unnecessary to your decision.

Compare the account with the current proposal and note any differences in team, location, volume, or scope. A positive reference is useful evidence for a comparable situation, not a guarantee of future performance. Resolve the most important mismatch directly with the candidate.

Illustrative buying situation

Consider this hypothetical example.

A reference confirms a contractor produced a good finish, but the work was in an empty property. Your project will remain occupied. Ask specifically about protection, communication, access, and the handling of changes in comparable conditions. If that experience is not available, review the proposed occupied-space plan carefully. The reference still provides useful evidence about workmanship, but its limits should be visible rather than assumed to cover every aspect of the new project.

Your next decision

Compare the reference’s scope and building conditions with your own project before drawing conclusions.
