Asking agencies for evidence behind green property claims

Identify what the claim describes

Ask whether the statement concerns the building, a particular fit-out, operating practices or another defined feature. Request the source, date and scope of supporting information. If a certificate is cited, establish which property or works it covers and have its relevance assessed where specialist interpretation is needed.

Avoid treating a company-wide statement from an owner or developer as evidence about every offered unit. The agency should distinguish the information it has obtained from assumptions it cannot substantiate.

Connect the evidence with the buying decision

Define which environmental or operating factors matter to the organisation. These may include measured consumption information, access to relevant facilities or the ability to operate the premises in a particular way. Ask the appropriate internal specialists to determine what evidence would support the requirement.

Do not calculate savings from a general claim without a suitable basis. Expected outcomes can depend on occupancy, equipment, operating hours and responsibilities that differ from a previous user's circumstances.

Ask how information can be verified

Request access to relevant documents or clarification from the party responsible for the property. Record limitations where data are unavailable. An agency can facilitate the enquiry, but it should not invent a technical conclusion to fill an evidence gap.

For example, a listing may describe efficient building systems while providing no information about the proposed unit's operating costs. The buyer can consider the feature but should keep the cost question unresolved until a supportable comparison is available.

Preserve the distinction in the recommendation

Describe verified features, unsupported claims and remaining questions separately. If a sustainability requirement is mandatory, do not silently downgrade it to a preference because the preferred property lacks evidence.

Use the same approach across shortlisted options so the comparison is fair. The agency's value lies in obtaining clear information and identifying appropriate contacts, while the buyer retains responsibility for deciding whether the evidence meets its requirements. This produces a more credible property recommendation than repeating promotional language in the approval paper.
