Ask who will perform the work locally

Identify the team responsible for each proposed location and whether another office or intermediary will be involved. Ask how information and responsibilities move between them. A central contact can simplify communication, but it does not establish local screening quality on its own.

Complete the professional checks appropriate to the location and activity. Do not interpret evidence from one jurisdiction as authorisation for all work across the UAE. Where the correct verification route is unclear, obtain appropriate local guidance.

Compare experience with the proposed property type

Request examples that match both the location and the property requirement. An agency may know an area well for residential transactions while having limited evidence of the commercial work the buyer needs. Treat those as different capabilities.

Ask how the agency would obtain information it does not already hold. An honest explanation of partner support and specialist input is more useful than a claim to handle every requirement without assistance.

Test a consistent search scenario

Give the agency the same essential requirement for the locations under consideration. Ask it to explain differences in the search approach, information available and dependencies. The comparison should help the buyer understand the practical options without pretending that different markets are identical.

For example, an agency may have direct access to relevant properties in one location and depend on another intermediary elsewhere. The buyer should assess how that affects communication, viewing arrangements and the reliability of the shortlist before expanding the instruction.

Approve the scope supported by evidence

Record which locations and property types have been assessed and which remain conditional. If the search expands, update the appointment and operational responsibilities as appropriate. Do not use one successful instruction as proof of unrestricted capability.

Review the arrangement if the assigned team or partner changes. The objective is not to exclude agencies with a wider network, but to make that network's role clear. A location-specific assessment produces a more useful sourcing decision than a broad coverage label that leaves the buyer to discover operating limitations during the search.
