Check whether the offer identifies the building and unit type or explains when the actual unit will be confirmed. Stock photographs and broad descriptions can support an initial discussion, but they should not be mistaken for a commitment to a particular accommodation standard.
Ask about substitution rights, location limits and the process for approving changes. If the provider cannot explain what happens when the advertised unit is unavailable, the buyer cannot assess the booking's operational risk accurately.
Unexplained differences between parties
Compare the contracting entity, invoicing entity and payment recipient. Request an explanation of differences and verify relevant information through the organisation's established process. Legitimate commercial structures can involve several parties, but responsibility should remain understandable.
Treat pressure to bypass normal payment verification as a reason to pause the transaction. A genuine arrival deadline does not resolve an unexplained payee change. Escalate the conflict internally so the accommodation need can be addressed without silently dropping the control.

Maintain a clarification log and give the provider a fair opportunity to resolve material questions. A prompt, documented explanation may close a concern. Evasive or inconsistent answers may leave the offer unsuitable for the intended booking, even when its headline price is attractive.
Record the reason for any restriction or rejection in factual terms. Avoid unsupported accusations or informal blacklists based on unverified claims. The decision should say which requirement remains unmet and what evidence would be needed to reconsider the offer. That makes the evaluation fairer and easier to explain to colleagues reviewing an urgent accommodation request.
